HM Land Registry is moving into a new electronic era - Mark Broughton
In September 2009 HMLR's new web based Portal was launched - which will replace the existing Land Registry Direct and Land Register Online.
The Portal will be the single Land Registry web presence and it is intended to form a secure and robust platform for future electronic services. Access to information will be provided through the Portal to both professionals and the public.
In addition, the portal will enable the creation and submission of an expanding range of applications for registration or noting on a property title. Information is set and verified swiftly and securely with the reassurance of certainty of lodgement through an instant online acknowledgement or receipt. Network services will, for the professional, reduce administrative costs and aid workload management allowing staff to work at times convenient to the business.
The further benefits of e-documentation:
- The process of electronic submission will reduce the need to send additional paperwork to the Land Registry's offices. If supporting evidence is required, it can be sent electronically if needed;
- The system automatically checked for clerical errors and against the register of the title. Such error messages are returned immediately which allows them to be resolved quickly;
- Fee are calculated automatically and deducted by variable direct debits with daily statements to help businesses keep track of their accounts;
- A forms wizard leads the applicant through the process of inputting the required data. This removes the administrative burden associated with completion of the more complex paper forms and also reduces the possibility of errors leading to rejection of the application or requisitions by the Land Registry;
- There is no chance of using incorrect or out-of-date forms or lodging forms at an incorrect Land Registry office.
We at Lees Solicitors LLP have already successfully completed our application for registration for access to the Portal. This means will be able to offer clients the benefits of membership in order to maintain our high standards of service.
